What is the Build / New Construction tab?

The Build tab is a full standalone analysis tool for new construction projects — available on Pro+ plans. It includes up to 20 new-construction comparable sales, a comps-driven ARV basis selector (median, average, or manual override), land/lot cost input, itemized permits (7 pre-populated line items, fully editable), materials (simple flat cost or 15-item detailed mode), and labor in three modes: flat total, by trade (framing, electrical, plumbing, etc.), or by room (kitchen, bathroom, etc.). It also includes carry/holding/closing cost percentages, an optional construction loan or mortgage financing panel with draw schedule, a hold-as-rental projection, and a 5×5 sensitivity scenario matrix. No other deal calculator has anything comparable.
What is the 5×5 Scenario Matrix and how is it different from Sensitivity Analysis?

Sensitivity Analysis gives you a continuous live slider — drag the ARV or cost slider and every output updates in real time. The Scenario Matrix shows all 25 combinations of five ARV levels and five cost levels simultaneously in a color-coded grid — green for viable, yellow for marginal, red for non-viable. Sensitivity analysis explores a single moving variable; the matrix shows the full landscape at once. Both are available on the Tiered and Build tabs.
What is the tiered rehab calculator?

The Tiered tab is the default landing tab and the fastest way to calculate your Maximum Allowable Offer. It lets you pick a rehab intensity from three market tiers — AS-IS/Light Repairs, MR (Mid-Range Market), and HE (High-End Market) — each with multiple sub-tiers showing a dollar-per-sqft rate. The total rehab cost calculates instantly as rate × your sqft. A Big 6 reference panel (foundation, roof, HVAC, plumbing, electrical, septic) shows common price ranges so you can sanity-check your tier. Your MAO updates live and is flagged as VIABLE, LOW MAO, or NON-VIABLE. The Tiered tab also includes an optional financing panel, hold-as-rental projection, and sensitivity matrix for Pro+ users.
How does multi-source ARV averaging work?

On the Tiered tab, you can enter estimated values from up to 7 different sources — Zillow, Redfin, Realtor, Movoto, CountyOffice, PropStream, and Xome — each with its own input field and checkbox. Check only the sources you trust, and MAOnow automatically averages the checked values into a single ARV that feeds directly into your MAO calculation. This means your ARV is a disciplined blend, not a single number from one source. You can also apply appraisal-quality adjustments (Condition, Style, Garage) on top of the averaged value.
What rental strategies does MAOnow support?

MAOnow supports four rental strategies on the Rentals tab, each with its own complete set of inputs: Long-Term Rental (monthly rent, vacancy, 7 operating expense line items, 5 insurance policy checkboxes, mortgage/DSCR panel, 35-year projection chart); Airbnb/STR (nightly rate, occupancy %, host fee, cleaning cost, turnovers per month, supplies, utilities, lodging tax); Multifamily (per-unit cards with individual rent and expense inputs); and Commercial (Gross or NNN lease type, monthly rent, vacancy %). All strategies produce the same key metrics: Monthly NOI, Annual NOI, Cap Rate, Cash-on-Cash, GRM, Break-Even Occupancy, and DSCR.
Does MAOnow analyze Airbnb and short-term rentals?

Yes — Airbnb/STR is one of four complete rental analysis modes. The STR inputs include nightly rate, occupancy rate (slider), Airbnb host fee %, occupancy/lodging tax %, cleaning cost per turnover, turnovers per month, supplies, and utilities. The monthly breakdown shows gross revenue, platform fee deduction, tax deduction, cleaning, supplies, and utilities — arriving at Net Operating Income before fixed expenses. All of this feeds into DSCR, cap rate, and the 35-year projection chart.
How does the deal pipeline CRM work?

The CRM tab lives inside each deal. First, set your deal goal — Flip, Wholesale, or Rent/BRRRR — and MAOnow loads the appropriate pipeline — 12 stages for Wholesale, 16 for Flip, 18 for Rent/BRRRR, drawn from 27 in all. Each stage has a checklist of required items; you must complete them before advancing. The system tracks timestamps for every stage you enter, so you have a full history of how long each deal spent at each step. If a deal falls through, mark it Dead with a reason and a re-engage date. Revive it later with one click. The current stage appears in the Live Results panel and on your My Deals dashboard so your whole team can see deal status at a glance.
Is there a GDPR data export?

Yes. MAOnow supports GDPR Article 20 data portability. From the Account page, you can export all of your personal account data in a machine-readable format at any time. From the My Deals dashboard, you can bulk export all saved deals as CSV or as JSON. And from the calculator itself, Pro+ users can export any active deal tab as a flat CSV file. No other deal calculator in this space offers GDPR-compliant data portability as a built-in feature.
