By accessing or using MAOnow.com (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service.
These Terms constitute a legally binding agreement between you ("User," "you," or "your") and MAOnow.com ("Company," "we," "us," or "our"). We may update these Terms from time to time. When we make material changes, we will update the effective date and notify you by email or through the Service. Continued use after changes constitutes acceptance.
MAOnow.com is a web-based real estate deal analysis platform. The Service provides tools including a Maximum Allowable Offer (MAO) calculator, rehab estimator, rental/BRRRR analyzer, comparable sales table, deal pipeline tracker, PDF report generation, data import/export, and team collaboration features.
The Service is a calculation and analysis tool only. It does not provide real estate brokerage services, investment advice, financial advice, legal advice, tax advice, or property appraisals. See Section 12 (Disclaimer) for important limitations.
To use certain features of the Service, you must create an account. When you register, you agree to:
You must be at least 18 years old to create an account. One person may maintain only one account. We reserve the right to suspend or terminate accounts that violate these Terms.
The Service offers a free plan and several paid subscription plans (Pro, Small, Medium, Enterprise). Paid plans are billed monthly or annually through Stripe, our third-party payment processor.
Free plan: Provides access to the calculator with no ability to save deals, export reports, or use team features. No credit card is required.
Paid plans: Unlock deal saving, PDF export, comps, CRM tracking, data import/export, and team collaboration. Features vary by plan as described on our Pricing page.
Billing: Paid subscriptions automatically renew at the end of each billing period (monthly or annually) unless cancelled before the renewal date. You authorize us to charge your payment method on file for recurring subscription fees.
Price changes: We may change subscription prices with 30 days' advance notice. Price changes take effect at the start of your next billing period after the notice date. If you do not agree with a price change, you may cancel your subscription before the new price takes effect.
Cancellation: You may cancel your subscription at any time from your Account page or through the Stripe billing portal. Cancellation takes effect at the end of your current billing period — you retain access to paid features until then.
Refunds: Subscription payments are non-refundable. We do not provide partial refunds for unused portions of a billing period. If you believe you were charged in error, contact us at support@maonow.com within 14 days of the charge.
Downgrade: When you downgrade to a lower plan or cancel entirely, you retain access to your saved deals but lose access to features exclusive to your previous plan (e.g., PDF export, comps, CRM, team features). Deal data is not deleted upon downgrade.
Small, Medium, and Enterprise plans allow the plan owner to invite additional users ("Team Members") to collaborate on deals within a shared workspace.
Plan owner responsibility: The plan owner is responsible for payment of the subscription and for the actions of all Team Members under their plan. The plan owner controls team membership, role assignments, and deal visibility settings.
Team Member accounts: Each Team Member has their own individual account. If removed from a team or if the plan is cancelled, Team Members retain access to their own personal data but lose access to shared team deals and features.
Member limits: Small plans support up to 5 team members. Medium plans support up to 50 members across up to 10 teams. Enterprise plans have no member or team limits. Exceeding plan limits requires upgrading to a higher plan.
You agree not to use the Service to:
We reserve the right to suspend or terminate your account immediately and without notice if you violate these terms.
Ownership: You retain full ownership of all data you enter into the Service, including deal analyses, property information, comp entries, rehab estimates, and any other content you create ("Your Content"). We do not claim any ownership rights over Your Content.
License to us: You grant us a limited, non-exclusive license to store, process, and display Your Content solely for the purpose of providing the Service to you. This license terminates when you delete your account.
Data portability: You can export all of Your Content at any time using the CSV/JSON export feature or the GDPR data export on your Account page. We will never hold your data hostage.
Data security: We implement industry-standard security measures to protect Your Content. For details, see our Privacy Policy. However, no system is 100% secure, and we cannot guarantee absolute security.
The Service, including its design, code, algorithms, branding, logo, text, graphics, and user interface, is the intellectual property of MAOnow.com and is protected by copyright, trademark, and other intellectual property laws.
You may not copy, modify, distribute, sell, or lease any part of the Service, nor may you reverse engineer or attempt to extract the source code of the software, except as permitted by law.
The MAOnow name, logo, and all related product and service names are trademarks of MAOnow.com. You may not use these marks without our prior written consent.
The MAOnow affiliate program allows registered users to earn a 20% recurring commission on subscription payments from users they refer. Participation is subject to the following terms:

Your use of these third-party services is subject to their respective terms of service and privacy policies. We are not responsible for the availability, accuracy, or practices of third-party services.
The PropStream Import feature allows you to upload data you have exported from PropStream. MAOnow is not affiliated with, endorsed by, or a partner of PropStream. Your use of PropStream data is governed by PropStream's terms of service.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
MAOnow.com is a calculation and analysis tool. It is NOT:
The calculations, estimates, and projections provided by the Service are based on the data you enter and are intended for informational and analytical purposes only. You are solely responsible for verifying all data and making your own investment decisions.
We do not guarantee the accuracy, completeness, or reliability of any calculations, comparables data, market statistics, or other information provided through the Service. Real estate markets are inherently unpredictable, and actual results may differ materially from projections.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL MAONOW.COM, ITS OWNER, EMPLOYEES, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:
OUR TOTAL CUMULATIVE LIABILITY TO YOU FOR ALL CLAIMS ARISING FROM OR RELATED TO THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU HAVE PAID US IN SUBSCRIPTION FEES DURING THE TWELVE (12) MONTHS IMMEDIATELY PRECEDING THE CLAIM.
Some jurisdictions do not allow the exclusion of certain warranties or limitations of liability. In such jurisdictions, our liability shall be limited to the maximum extent permitted by law.
You agree to indemnify, defend, and hold harmless MAOnow.com and its owner, employees, and affiliates from and against any claims, damages, obligations, losses, liabilities, costs, or expenses (including reasonable attorneys' fees) arising from:
By you: You may terminate your account at any time through the Account Deletion page at Settings → Delete Account. A 14-day grace period applies as described in our Privacy Policy.
By us: We may suspend or terminate your account at any time, with or without notice, if we reasonably believe you have violated these Terms, engaged in fraudulent activity, or if required by law. In cases of termination for cause, no refund will be provided for the remaining subscription period.
Effect of termination: Upon termination, your right to use the Service ceases immediately. We may delete your data in accordance with our Privacy Policy. Sections 8 through 14 of these Terms survive termination.
We strive to maintain high availability of the Service but do not guarantee uninterrupted access. The Service may be temporarily unavailable due to maintenance, updates, or circumstances beyond our control.
We reserve the right to modify, suspend, or discontinue any feature or aspect of the Service at any time. Where such changes materially reduce the functionality of your current paid plan, we will provide reasonable notice and, if applicable, the option to cancel your subscription.
These Terms are governed by and construed in accordance with the laws of the State of Texas, United States, without regard to its conflict of law provisions.
Any disputes arising from or relating to these Terms or the Service shall first be attempted to be resolved through good-faith negotiation. If negotiation fails, disputes shall be resolved through binding arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules. The arbitration shall take place in Dallas County, Texas.
You agree to waive any right to participate in a class action lawsuit or class-wide arbitration against MAOnow.com.
Notwithstanding the above, either party may seek injunctive or other equitable relief in any court of competent jurisdiction to prevent the actual or threatened infringement of intellectual property rights.
If any provision of these Terms is held to be unenforceable or invalid, that provision will be enforced to the maximum extent permissible, and the remaining provisions will remain in full force and effect.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and MAOnow.com regarding the Service and supersede all prior agreements, understandings, and representations.
